RoomPlanning

RoomPlanning runs in the browser and costs nothing. You can start right away without an account, and your plan stays in that browser; with a free account it is stored on the server and available on every device. You draw walls and rooms with automatically calculated areas, doors, windows, stairs and roofs, up to 50 storeys, plot and garden, and an electrical plan. From that you get elevations, sections and wall views with dimension chains, which you put on sheets and save to scale as PDF, or export as DXF, SVG, PNG and a 3D model (GLB) (Drawings and export). In a walkthrough together, up to 8 people walk through the house at the same time as figures with names, guests without an account, and the link is valid for 4 hours; you can invite others for plans in your account. The AI photo turns the 3D view into a photorealistic picture, free and without an account (ten per hour, plus a shared daily limit for everyone). To be honest: RoomPlanning is new, the library has about 160 pieces of furniture, appliances and plants, there are no native apps, no room scanning and no automatic recognition of scanned floor plans; you cannot edit a plan at the same time as others, and guests in a walkthrough can only look.

Planner 5D

Planner 5D is one of the best-known room planners and is at home on almost every device: on the web, on Windows and macOS, and as an app for iOS and Android. The free plan allows unlimited projects, sharing and shared editing, but includes only about half of the catalogue; the full catalogue of more than 10,000 items, renders and AI features such as floor plan recognition and AI Studio require Premium. CAD export as DWG or DXF and 360° walkthroughs come with the Professional plan. On compatible iOS devices you can scan rooms. Planner 5D suits you if you want to plan on your phone and tablet and want plenty of choice when furnishing.

Floorplanner

Floorplanner, based in Rotterdam, runs in the browser and offers a very large library of more than 150,000 3D items, which you can also use on the free Basic plan. Basic is limited to up to 5 projects with 3 floors each; images come in SD resolution (960 × 540 pixels) with a watermark and at most every ten minutes. You unlock higher resolutions up to 8K and 3D tours per project with credits; Plus and Pro include monthly credits. The subscription prices are only loaded in the browser on the pricing page, and we could not read them reliably. Floorplanner suits you if beautiful furnishing images and a huge choice of furniture matter most.

Sweet Home 3D

Sweet Home 3D is free desktop software under the GNU General Public License for Windows, macOS and Linux, available in 29 languages. You draw in the 2D plan and see the 3D view at the same time, including from a virtual visitor's point of view. You render photorealistic images and videos locally; export options include PDF, OBJ and bitmap and vector images. There is an online version you can test without an account (saving requires a free account) and paid apps for iOS and Android. Sweet Home 3D suits you if you want to work offline on your computer and pay nothing; the website mentions no collaboration or AI features.

RoomSketcher

RoomSketcher, from Norway, is strongly aimed at real estate professionals and produces clean 2D and 3D floor plans, 3D photos and 360° views. You draw in the app for Windows, Mac, iPad and Android tablets; in the browser you manage projects but cannot draw, and there is no phone app. AI Convert turns an uploaded floor plan into an editable project (once for free), and AI Render creates photorealistic images. Many outputs use credits or cost extra on the Free plan, for example $4 per 3D floor plan. Downloads are JPG, PNG or PDF, with printing to scale from Pro; there is no CAD format. You share Live 3D via a link valid for one year; each person walks through on their own.

HomeByMe

HomeByMe is an online room planner from Dassault Systèmes with a catalogue of more than 90,000 products, including many real brand-name pieces. The free Starter plan gives you 2 projects, 5 Full HD images and unlimited 2D and 3D screenshots; the 2D floor plan export carries a watermark. Essentials adds unlimited projects and more images, Pro unlimited 4K images, 360° images, videos and an export for DraftSight. The prices of the paid plans are only loaded in the browser on the offers page, and we could not read them reliably. HomeByMe suits you if you want to furnish realistically with furniture from specific brands; there are apps for iOS and Android.

Frequently asked questions

Which floor plan software is really free?

RoomPlanning and Sweet Home 3D (desktop) are completely free. Planner 5D, Floorplanner, RoomSketcher and HomeByMe have free plans, but limit the catalogue, projects or resolution there, or add watermarks to images.

Which floor plan software works without signing up?

You can use RoomPlanning in the browser without an account; the plan then stays in that browser. Sweet Home 3D needs no account at all as desktop software, and you can test the online version without one. Floorplanner offers a demo; RoomSketcher and HomeByMe require a free account.

Can I walk through the plan together with others at the same time?

In RoomPlanning you share a walkthrough link: up to 8 people walk through the house at the same time as figures, point out spots to each other and see one another, guests without an account. With RoomSketcher, anyone with the link can walk through Live 3D on their own; we found no information about joint walkthroughs for the other tools. Planner 5D, on the other hand, offers shared editing, which RoomPlanning does not.

Can the software calculate the living area?

RoomPlanning calculates the net and gross area of every room; you can set an area by hand if you need a specific calculation rule. How to work out the living area correctly is explained in the living area guide.
